East Patchogue residents heard an update on several projects coming to the area at the June 20 meeting of Focus East Patchogue. Here are some of the projects discussed at the meeting:

Greybarn apartments

Rechler Equity Partners is developing a 91-unit apartment building on the former Mediterranean Manor site.

Construction is expected to start in the next six weeks, if not sooner, said Gregg Rechler, managing partner of Rechler Equity Partners. Construction is expected to be completed by late winter 2025 or early 2026, Rechler said.

There will be 48 one-bedroom units and 43 two-bedroom units. Ten percent of the apartments will be set aside as affordable housing for people earning up to 80 percent of area median income. Another 10 percent will be set aside as workforce housing for people earning up to 120 percent of area median income.

Rechler said he expects rents for the market-rate units to range from around $2,800 for a one-bedroom to up to $3,600 for a two-bedroom.

The developer donated a one-acre parcel across East Main Street for a new home for the Patchogue Arts Council, which plans to renovate two existing buildings for use as exhibition and studio space. PAC received an $800,000 grant from Suffolk County and plans to put out a request for proposals to develop a plan for the site, said Lori Devlin, Patchogue Arts Council board president.

The Grove

The Kulka Group and Georgica Green Ventures are developing a 55-unit, three-building apartment complex at the corner of East Main Street and Grove Avenue with the entrance on Grove Avenue.

Construction started in March and is expected to be completed by summer 2025, said Devin Kulka, CEO of The Kulka Group. The apartments will be a mix of studios, one-bedroom and two-bedroom units. Rents will range from about $1,100 to about $3,000 a month, Kulka said.

Seventeen units will be set aside for victims of domestic violence. New Ground, a nonprofit organization, will have an office onsite to assist them.

Plans also include about 1,000 square feet of retail space. Nice Place Coffee, which has a location at Georgica Green’s apartment complex in Speonk, has signed a letter of intent for the space, Kulka said.

G4 apartments

G4 is developing four buildings totaling 40 apartments on the former site of the Plaza Theatre on East Main Street. The apartments will be a mix of studio, one-bedroom and two-bedroom units.

Steven Uccellini, a principal at JRH Consulting Engineers, said the developers hope to submit plans to the building department in July and begin construction in September or October.
The project also includes a .43-acre community park fronting East Main Street that will include several parking spaces for the public.
